Begins with an overview of upper Manhattan, especially Washington Heights, and its residential development in the 19th c., based on information derived from a recently rediscovered survey of the area, from around 1860-1864. Provides an account of the ill-fated city-planning effort that led to the creation of the survey for the Commissioners of Streets of Upper Manhattan. Second part focuses on the villa and gardens of the James Gordon Bennett estate.
